Luxury Apartments for Sale in Kilimani: What Buyers Should Know
Kilimani has one of Nairobi's deepest apartment markets. Here is how to tell an exceptional residence from an ordinary one.
· 5 min read

Kilimani is one of Nairobi's most active residential markets. Its central position — minutes from Upper Hill, the CBD and Westlands — and its concentration of modern developments make it a natural first stop for apartment buyers. But that same depth of supply means quality varies widely. Here is what we encourage our clients to look at.
Start with the building, not the brochure
Two apartments with similar floor plans and prices can be very different homes. Look at who built the development and how it is managed today. Visit at different times of day, look at the condition of common areas, lifts and parking, and ask how long the management company has been in place.
Understand the full cost of ownership
The purchase price is only part of the picture. Ask for:
- Service charge amounts and what they cover
- Sinking fund contributions for long-term maintenance
- Any ground rent or land rates obligations
- Parking allocation — how many bays, and whether they are titled or allocated
Check the paperwork carefully
Confirm the title position and whether units have sectional titles or are held under a lease. Approvals, occupation certificates and the status of the management company are all worth reviewing with your advocate before you commit.
Think about position within the neighbourhood
Kilimani is not uniform. Some streets are busy with traffic and commercial activity; others are noticeably quieter. Views, orientation, natural light and noise all affect both how the home feels and how it will be valued later.
How we help
Our role is to narrow a very wide market down to the properties that genuinely meet your standard — and to help you ask the right questions before you commit. If you are considering buying in Kilimani, speak with an advisor.
